Initial Discussion

Understanding your plan is so important. Ideally we would love to discuss your ideas, if this is part of a larger portfolio of property, our your first Buy to Let. Your Deposit and expected Rental Income is important too.

RESEARCH

Now we understand your situation, we work hard to find the right lenders / products for your borrowing requirements. This will be based on price, criteria, property type, rental income, and which entity will be used.

Decision in Principle

Let's get this approved! - A Decision in Principle gives us a strong confirmation as to what you can borrow, and sets your property budget accordingly. Also sets a level of rental income required by the lender.

Apply

Once you have agreed a purchase price for the property you want to buy, we can look to submit a full application to the lender. A re-check of the best deals (and lender) is necessary given rates are moving frequently.

The lender will normally request a valuation report, checking both value and a rental income , and check your documents over. If all is okay, the mortgage is offered. We provide regular contact with you, your solicitors, & the agent.

Moving towards completion of the purchase, now is the time to ensure your certification is in place, and licences are applied for, and you haver the right insurance. Solicitors will request Exchange, then completion!

Being either a Basic Rate or Higher Rate tax payer makes a huge difference too.
